The Model Context Protocol (MCP) changes this. It acts as a universal bridge that translates the language of physical hardware into a standard format that modern AI models understand.

A typical property development has smart locks, pool equipment, and irrigation systems that cannot communicate, leaving zero centralized visibility.

We are designing the platform around two execution tracks so it can serve clients at any level of existing digital maturity, backed by an intelligent AI Engine and native MCP support.
For properties with no existing infrastructure. We design, source (leveraging the deep ag-tech hardware expertise of our own Farm21), and commission hardware/firmware configurations from scratch, ensuring seamless telemetry and high physical reliability.
For properties with some devices already in place. We source and standardize third-party hardware across multiple connectivity protocols (LPWAN, cellular, Wi-Fi, and short-range residential protocols like Zigbee, BLE, Matter) into one clean data layer.

Every device and data stream on Tiotai is exposed through the **Model Context Protocol (MCP)**. This is the architectural bet behind the whole company: we want to be infrastructure for agents, not just a reporting layer for people.
AI agents (whether ours or a client's own tools) can discover, query device state, pull telemetry history, and safely trigger actions through one standardized interface rather than a custom integration per device type.
This is the wedge we want to validate first, not the limit of the platform's design. The platform's architecture is intentionally not limited to PropTech — the same MCP/AI layer could extend to facilities management, energy, or municipal use cases later, but we want to prove the model in one concrete, emotionally resonant vertical before expanding.
