UAE · PropTech & AI-Native IoT

AI-native IoT infrastructure for the Emirates.

Tiotai (Team IoT + AI) is an idea-stage UAE PropTech venture building a unified platform where every connected device like locks, pumps, cameras, and sensors is usable by AI agents, not just visible to humans.

Early Use-Case Concepts

Validating tomorrow's PropTech modules today.

These are concept-stage modules we want to validate with real villa-community operators during Initiate instead of fully built products. Click on any concept below to expand and view its details.

The Universal Bridge

What is MCP, really?

Currently, every smart device speaks its own language. If you want to check a water valve and pause a pump, you need to open two different apps or build a costly custom integration.

The Model Context Protocol (MCP) changes this. It acts as a universal bridge that translates the language of physical hardware into a standard format that modern AI models understand.

In simple terms: Instead of you clicking buttons on a dashboard, you can simply type a request to an AI. The AI securely uses MCP "tools" to check sensor data and trigger physical actions instantly.

Is it hotter in my bedroom right now than it usually is around this time?
Tool used: query_sensor(room="Master Bedroom", metric="temperature")
Tool used: fetch_history(room="Master Bedroom", timeframe="past_30_days_at_20:00")
Yes, it is currently 25.5°C in your bedroom, which is 2.5°C higher than your 30-day average for this time. Would you like me to cool it down?
Yes, drop it to my usual temp and check if the AC filter needs replacing soon.
Tool used: set_thermostat(room="Master Bedroom", target="23.0°C")
Tool used: run_diagnostics(device="HVAC_Unit_Master")
I've set the thermostat to 23.0°C. I also ran diagnostics, and your filter efficiency is at 92%, so it's perfectly fine. I will monitor the cooldown rate.
Problem & Market Opportunity

Siloed smart devices create blind spots and runaway costs.

Villa communities and corporate properties across the UAE are deploying smart devices in rigid silos. Each vendor demands a separate app, support contract, and data format, and none of these systems are built for AI agents.

Rigid Silos

A typical property development has smart locks, pool equipment, and irrigation systems that cannot communicate, leaving zero centralized visibility.

Built Only for Humans

Existing platforms expose simple visual dashboards for facilities staff, but they lack the interface needed for AI agents to discover and act on devices.

Systems Engineering Gap

Mid-sized operators and community managers lack the internal capacity to source hardware, manage firmware, and run telemetry pipelines safely.

Market Timing

The UAE is one of the most mature, rapidly digitalizing IoT economies.

$17.48B Projected UAE IoT market size by 2033, driven by rapid urban development and subsidized smart city initiatives.
32.3% Projected CAGR for the integration-services layer specifically, which is growing faster than hardware device sales.
AI-Ready The fastest-growing part of this market isn't new sensors, but rather the software layer that makes existing devices AI-actionable.

With CAGR for integration services outpacing hardware, the primary market opportunity is building the software normalization layer that makes existing devices actionable by modern AI models.

Intended Product Architecture

Two execution tracks. One unified layer.

We are designing the platform around two execution tracks so it can serve clients at any level of existing digital maturity, backed by an intelligent AI Engine and native MCP support.

TRACK 1

Build: From the Ground Up

For properties with no existing infrastructure. We design, source (leveraging the deep ag-tech hardware expertise of our own Farm21), and commission hardware/firmware configurations from scratch, ensuring seamless telemetry and high physical reliability.

Bespoke Hardware Custom Firmware Zero-State Deployments
TRACK 2

Connect: Middleware Ingestion

For properties with some devices already in place. We source and standardize third-party hardware across multiple connectivity protocols (LPWAN, cellular, Wi-Fi, and short-range residential protocols like Zigbee, BLE, Matter) into one clean data layer.

Zigbee / Matter / BLE Cellular & Wi-Fi Legacy Ingestion

Intelligent AI Engine

Driving automated operations across connected systems:

  • Predictive maintenance: Flags equipment failure based on sensor drift.
  • Anomaly detection: Real-time leak, safety, or access spikes detection.
  • Climate intelligence: Weather data-driven automated irrigation/HVAC.

MCP Support: The Core Differentiator

Every device and data stream on Tiotai is exposed through the **Model Context Protocol (MCP)**. This is the architectural bet behind the whole company: we want to be infrastructure for agents, not just a reporting layer for people.

AI agents (whether ours or a client's own tools) can discover, query device state, pull telemetry history, and safely trigger actions through one standardized interface rather than a custom integration per device type.

First Vertical Focus

PropTech & Villa Communities

This is the wedge we want to validate first, not the limit of the platform's design. The platform's architecture is intentionally not limited to PropTech — the same MCP/AI layer could extend to facilities management, energy, or municipal use cases later, but we want to prove the model in one concrete, emotionally resonant vertical before expanding.

Smart Locks, All-in-One

One unified application and hub for locks, intercoms, gates, and visitor access, removing vendor-specific app requirements.

Entry & Exit Control

Vehicle and pedestrian gate control, visitor pre-authorization codes, and secure, logged entry/exit details per residential unit.

Water Quality & Supply

Continuous contamination, chlorine/pH level, and leak detection monitoring at both the community infrastructure and individual-unit level.

Pool Safety & Drowning Prevention

Centralized community pool monitoring built around child safety, sending instant alerts to facilities staff and registered parents.

Landscape & Pool Automation

Irrigation systems that automatically skip cycles during rain, and smart pump relays that self-manage based on tank levels to prevent dry-run damage.

Intended Business Model

Dual-Revenue Validation Strategy

We are validating our pricing models through real conversations with villa-community operators and HOAs during the Initiate program. Our planned dual-revenue approach balances near-term setup and long-term recurring SaaS value.

One-Time Project Fee

Setup & Connect

One-time integration and setup fees covering initial hardware procurement, commissioning, and onboarding of properties.

Recurring SaaS Subscription

Per-Device / month

A predictable recurring subscription fee for ongoing platform access, telemetry management, and advanced AI features.

VALIDATION FOCUS

Actively testing pricing levels with community managers and HOAs to optimize unit economics before committing to hard figures.

Positioning

Not a vendor. The managed layer above the vendors.

Tiotai is structured to complement, not compete with, regional telecoms and global cloud platforms by capturing the managed-operations layer none of them fully own.
